Sweat Equity for Fees Program Rules!

Outstanding Agents that have received listings!  You are all doing a great job!  Thank you for all the hard work!!

Please remember a couple of very key things to make our system run smoothly!

Please take a blue supra lockbox with an REO key (checked out from Jennifer) on your first visit to your property (should be within 4 days of assignment), your camera and your 3 page initial checklist.

 Please practice SAFE REAL ESTATE!  Use common sense and walk the perimeter of the property.  IF ANY WINDOWS or DOORS are OPEN, dont enter the property and call Paige, Michae and possibly POLICE.

Please remember to take at least 10 good initial photos for the BPO.  Please don’t forget the ac, hotwater heater, garage door opener, any marketing issues (highway in backyard, power lines, nasty neighbors, oil slicks, etc…).  Please note any damage, issues, glass breakage etc.

Please take pictures of the front yard, back yard and air conditioner and any new damage or changes to the property.  Drive to office and load the pictures in the X drive under the scanned documents under the folder labeled with the property address.  Please create a folder for each week and label it with the date.  PLEASE DO NOT EMAIL THESE PICTURES TO PAIGE or MICHAE.  After you scan the inspection forms, please put the paper copy in Michae’s file in the agent file cabinets at the office (orange ones in hall).  

You will follow these instructions weekly.  After the first inspection, you will use the one page inspection report for weekly inspections.  Please fill it out completely and take the pictures even if nothing has changed (if landscaping is bad or not done, please document with photo).

Once landscaping and cleaning has been done, please put 6 mls photos for MLS in the scanned docs drive in the appropriate folder and put 25 photos for realtor.com.

You will be responsible for your property and weekly inspections until close of escrow.  This program is not for everyone.  Please work together with your office mates on weekly inspections.

Congratulations to Mike, Denise, Angela & Laura for being our first lucky candidates for our Sweat Equity for Fees program (REO, bank owned properties)!  We launched the program 10 days ago and have 4 listings in the pipeline for our agents!  Keep up the good work.   Mike, Angela and Laura all have listings in Gilbert.  Mike’s home is in excellent condition with a pool & Angela’s home has a basement with granite!!!

Woo hoo!!!!  These would be excellent properties for all those Candian Investors!  Sorry, Jonathan, couldn’t resist it!

Supra Display Key- only 2 emergency updates!

ARMLS Subscribers who use a Supra DisplayKEY or Supra eKEY please note that as of May 28th, 2008 your key will no longer be able to receive 4 emergency updates via KIM Voice/KIM Web.  System changes will drop the current number of 4 emergency updates to 2 emergency updates between cradle eSyncs.

 Remember, an Emergency Update is defined as updating your DisplayKEY or eKEY (smart-phone/PDA) using an emergency update code from KIM Voice (1-888-968-4032) or KIM Web (www.supraeKEY.com). Also remember, that as soon as a manual or overnight eSync is completed the number of emergency updates will be reset back to 2.

 These changes do not effect manual eSyncs or the automatic-nightly eSyncing process.

 If you are having difficulty eSyncing your key on a regular basis, please contact one of the local Supra Offices to see what options are available to assist you.

Sign Post Policy

Hey there, everyone! 

There have been some questions regarding our sign post policy!  Here is the skinny:

You hang a company sign, we provide Post, Sign & Supra Lockbox.  You can hang a rider (you provide your own hooks and riders) with your own information on it.  You can purchase hooks at WEMAR on Palmaire in Glendale or at the WEMAR branch in Lake Pleasant (Sun City).  Any Home Depot or Lowes will also have hooks.

You hang your sign, you provide Post, Sign & Lockbox.  You can log into www.AllStarPosts.com and enter your credit card number or use any other sign company you chose to use!!!  We purchase our signs at Realty Signs on 27th St & Bell in Phoenix.  Last time I ordered, 20 signs were about $15 each.  Please verify costs!

It does not matter whether you are 100% or on a split.  The logic is that if you are providing ROC calls to our agent on call, we will help subsidize.  If you are building your own business (which we encourage), you pay for your tools.  If you have any additional questions, please ask Samone, Paige or Michae for more information.

Keep up the hard work!  We are selling lots of real estate!  Go get ‘em, realtors!!
